
Continuing Education Elective Course Descriptions
BICAR
The Broker-in-Charge Annual Review (BICAR) course is a 4 hour course which must be completed prior to June 10, 2011 by ALL brokers-in-charge who were designated as a broker-in-charge prior to July 1, 2010 and who wish to remain a broker-in-charge as of July 1, 2011 for the 2010-2011 license period. This course will count as an elective CE credit and the BIC will not have to complete an “elective” course. HOWEVER, all BIC’s still must complete the annual Mandatory Real Estate Update Course which all licensees must take each year as part of their 8 hours of CE to be on active status.

House Pricing and Market Trend Analysis, Course #3012

The national, state and local housing markets have seen increasing prices for the majority of years that many practitioners have been in business. The past 12 months has seen house prices fall in numerous segments of this market. Falling markets require a level of analysis not necessary during increasing markets. The goal of this course is to sharpen the pricing skills of practitioners via the following; Identify the reasons for the existence of agents/appraisers, explain the Appraisal Process, explain the steps in the Sales Comparison Approach to Value, critique the various sources of public and private data available to practitioners and the general public, determine trends when analyzing data and integrate the above steps, outputs and trends to determine the correct price for a given house
Market Trends Analysis and Relocation Appraisal, Course #3096

Many appraisers learned their skills by filling out the URAR appraisal form under Fannie and Freddie guidelines. This type of education produces a skill set that focuses on historic data and does not produce true market analysis. Those who practice relocation appraisal are forced to examine other aspects of the residential market in addition to historic data. Unstable residential markets require a level of analysis and skill sets not necessary during increasing markets. The goal of this course is to reinforce the Appraisal Process, instruct attendees on different methods of market analysis and concepts/definitions within the relocation appraisal process. Two case studies are provided and the majority of class time is spent online gathering and analyzing data from various sources.
Ethics: Principles and Practices, Course #3014
Instructor: Bill Gallagher
This course satisfies the NAR requirement of one ethics course every four years! Course includes case studies based on real-life agency situations as well as scenarios. Also, in depth discussion of the NAR Code of Ethics, typical issues today’s real estate professionals are apt to encounter, and guidelines to apply when debating whether a decision is ethical.
Foreclosures, Short Sales, REO’s And Auctions, Course #2982

Course focuses on the legal ramifications of foreclosures, short sales, EO’s and auctions and also reviews ways that agents can successfully market these properties.
